• In Russia, after the collapse of the Soviet Union in the early ’90s, most of the housing stock was privatized and ownership offered to the Russian citizens who inhabited each respective unit.
• The process of privatization involved an application filed with governmental authorities articulating:
- What percentage of ownership was distributed among which family members
- Unit size, dimensions, and layout on a floor plan
• An early notion of "Ownership Rights Conveyance" was to create a center of exchange (a trading center concept; i.e. NYSE, NASDAQ type). The concept, of course, proved to be impractical.
• Independent purveyors of property came into existence. Most operated out of their homes and sold their inventory through "word of mouth." Pricing levels were moderate, wholly irregular and "caveat emptor" was always compulsory.
• In August 1998, the Russian government defaulted on its debt and the real estate market and everything else tumbled.
• Pricing recovered slowly over the next 16-month period.
• Around 2001, substantial amounts of new residential construction began. Private developers were allowed to build and sell "flats" into overwhelming demand. Around 2004, many properties were sold prior to completion of construction. In fact, until October 2006, real estate values increased exponentially. At this time, the pricing "bubble" for residential properties burst. However, values of office, retail, hotel, and industrial properties were growing exponentially.
• In 2004, Mikhail Dubinin, founder of Wimm-Bill-Dann, NYSE Ticker Symbol WBD, started, with his partner Pavel Dudnikov, a number of real estate service companies. A true visionary, he felt that the new Russian economy and consumer needed the services that these companies would provide.
- DOKI, a full-service residential real estate agency in downtown Moscow;
- AGENT002, a discount Web-based residential real estate agency;
- UNITED REALTY GROUP, a commercial real estate agency;
- NBIK, a mortgage brokerage company;
- BERGER PARTNERS, a real estate title search company;
- GDEETOTDOM.ru (whereisyourhouse.ru), a Web-based real estate photo and data catalog of all properties in Moscow and St. Petersburg.
• In 2007, DOKI INTERNATIONAL REALTY, LLC was created.
O. Victor Lattanzi was engaged to enhance, standardize, and franchise the DOKI brand and others throughout Greater Moscow, the rest of Russia and Eastern Europe.

• Already, even prior to dokint.com's official rollout, the owners of Monolit, a major real estate development company of more than 6,000 residential units and numerous high-rise office buildings in the Urals region of Russia, had contracted with DOKI International Realty, LLC to open eight real estate agency offices as DOKI Realty M. Kvadrat.
